King County housing market sees inventory surge, price gains
KING COUNTY, Wash. - The King County housing market saw a significant jump in inventory in January, with active listings rising 62.6% year over year, according to the latest report from the Northwest Multiple Listing Service.
While increased supply is giving buyers more options, affordability remains a concern as median home prices continue to climb.

Listings, sales activity on the rise
By the numbers:
A total of 2,994 homes were on the market at the end of January, a sharp increase from 1,842 listings during the same period in 2024. New listings also surged, with 2,533 properties added, a 35% increase compared to last year.
Despite the inventory boost, demand remained strong. King County recorded 1,181 closed sales, up 14.3% year over year, and 1,810 pending sales, reflecting a 5.3% increase from January 2024.
Home prices continue upward trend
Big picture view:
The median sale price for homes in King County hit $799,000 in January, a 5.1% increase from the previous year.
The Eastside continues to lead the market with a median sale price of $1.27 million, while Seattle’s median price reached $797,475.
